With less than 20% down, your mortgage is insured against default. The insurance premium is extra and is usually added to the mortgage. It is not included here.
30-year amortization is available on insured mortgages only to first-time buyers and buyers of new builds. Otherwise 25 years is the usual maximum for insured mortgages.
Fixed-rate Canadian mortgages compound semi-annually, and this calculator does the same. Lenders also test whether you could afford a higher rate, so what you qualify for can be lower.
